Having multiple Internet vendors can often create an environment in data centers and phone closets that is both disorganized and high-maintenance. A single Internet vendor provides leasing companies with advantages that multiple independent vendors cannot. Internet Service Providers (ISPs) often need special access to restricted areas such as phone closets, electrical rooms, and rooftops, which requires the leasing company’s resources in the form of time spent unlocking doors, making sure doors are locked after technicians are finished installing services, making certain no potentially hazardous messes are left behind, and tracking what company has been in and when. This is time that the leasing company is not compensated for. A partnership with a single vendor eliminates these multiple methods of installation, so that all wiring and hardware implementations are done consistently throughout the building. There is also no need to utilize the resources of the leasing company’s staff since a single vendor partnership would entail granting access to these otherwise restricted areas.
The ability to bring high-speed Internet access to all residents in a large multi-tenant building will aid in attracting potential tenants, and help to reduce the number of services and utilities the tenant must acquire upon move-in. Overall, providing Internet service to all tenants in this way will lend the property a “High-Tech” profile, attracting students who rely on the Internet for their educational endeavors.
